Our client is a long established, well respected and highly successful commercial property consultancy who operate throughout the North West and provides expertise of most property services such as Commercial Agency, Lease Consultancy, Rating and Valuations etc., Due to increased workload, an experienced and enthusiastic General Practice Surveyor is required to undertake a full range of Commercial Agency with potentially some Professional work. The commercial agency covers all property types – retail, office and industrial – whilst the professional work will include a mix of Lease Advisory, Valuation and Rating etc dependent upon the successful candidate’s experience and expertise. The role is to predominantly cover the geographical areas of Merseyside, North Wales, Cheshire and Lancashire for a range of both Public and Private Sector clients. There is a real opportunity for an ambitious and dedicated Surveyor to progress within the company over short period of time, and to achieve equity status. Ideal Candidate The requirement is for a candidate at Surveyor, Senior or Associate level who is/possesses where possible a mix of: MRICS Chartered Surveyor with at least 1 year PQE Registered Valuer (an advantage, but not essential) Relevant and appropriate level of professional work experience. To provide valuation reports/advice to a range of corporate and public sector clients. Experience of working in a team; a team player To take responsibility for their own caseload and contribute to fee billing and profit targets from the outset. The Role Our client is an independent Property Consultancy based in Leeds, that is looking to recruit a Surveying Executive/Property Manager to provide full administrative support to the Property Management team. The ideal candidate will be a capable administrator who has experience working in a commercial professional services environment. This role is working with a very strong team of 7 property professionals including one other Surveying Executive. Key Responsibilities Systems maintenance, including setting up new leases and properties, actioning rent reviews, assignments etc. Account maintenance, write offs, ad-hocs and refunds. (Currently use Yardi Genesis II property management database). Insurance administration. To liaise where needed with the insurers to prepare the annual insurance recharges for our client working closely with others in our team. Preparing and collating periodic reports to our client. These are generally monthly and quarterly, but others may arise. Set up monthly client meetings and arranging travel, etc. Maintaining our in-house databases and other records etc., including lease portal, and property contact database. Support and ownership in dealing with local authorities regarding business rates, utility companies regarding utility invoices, processing and approving payments on behalf of our client. Document management, including leases, other legal documents, EPC’s, Valuations and more. Drafting mail merges and arranging inspections, valuations and other appointments as our client requires. Thereafter writing to tenants, our client and our client’s customers as needed from time to time. Administration of periodic contact details as they are given to us, or issued by us, in the course of delivering our service. Being a primary contact for the exchange of information between us, tenants, our client and their customers. Assisting with the transitions of properties in and out of management as needed. Liaise with colleagues and customers to ensure our service remains consistent with client requirements, providing information and reporting on the delivery of our services as they are measured against our KPI’s. Prepare information packs to tenants, our client and their customers as needed.
