An excellent opportunity has arisen to join a leading, established and reputable commercial property consultancy in the North West.

Our client is seeking an enthusiastic Management Surveyor to take responsibility for running their own mixed commercial property portfolio.

General Objectives and Responsibilities


  • To assist the PM department in the smooth and efficient management of commercial and, if applicable, residential property
  • To take responsibility for ensuring the standards and procedures in PM are applied to the managed portfolios
  • To provide a proactive PM and AM service to our clients
  • To ensure compliance with the company's designated SLA's for their portfolios. To provide the sector head with relevant data on a quarterly basis to prepare SLA client report
  • To accept responsibility for the client and company's financial performance within the managed portfolio
  • To accept responsibility for the client and company's statutory obligations particularly H&S
  • To be responsible for service delivery and client reporting

Business Development and Management

  • To assist the company with the preparation and pitching of new business opportunities
  • In conjunction with their sector head and HoM to actively identify and develop new business opportunities and/or fee generation initiatives, including asset management opportunities
  • To develop positive relationships with the various disciplines within LB including professional, agency, accounts and FM
  • Maintain Work In Progress (WIP) data and liaise with LB accounts/HoM in budgeting and forecasting - reporting once a month to HoM and sector head
  • Maintain log of fees billed to date reporting monthly to the HoM and sector head
  • Maintain log of outstanding debtors and report to HoM and sector head on a monthly basis on credit control
  • Ensure invoicing of company fees is up to date at all times
  • Proactively promote the profile and services of LB both internally and externally
  • Be aware of and cross sell the company's services to the clients to assist in fee generation

Client Care and Management

  • Prepare and submit monthly reports to the client - with assistance from report compiler
  • Attend monthly meetings to report on the performance of the portfolio
  • Using the CC team data/reports to advise the client at monthly meetings, and throughout the quarter, on arrears and recovery initiatives
  • Develop and manage client satisfaction through regular contact and appraisal
  • Ensure compliance with company's SLA's in client management
  • Provide the client with all strategic advice on AM and PM issues relating to the portfolios

Financial Management – Portfolios

  • Service Charges - review and sign off budgets prepared by FM and obtain clients consent (NB budgets prepared by FM and final draft presented to surveyor)
  • Service Charges - Sign off reconciliations and report to the client on Year End results (NB reconciliations prepared to audit/approval by the FM)
  • Service Charges - Ensure caps/shortfalls/fixed service charges dealt with correctly
  • If necessary provide high level strategic advice to the client on arrears and service charge disputes - lesser disputes with FM or Junior/Admin
  • Attend periodic tenant meetings (where this cannot be covered by the FM)
  • Authorise payments from rent account/high limit expenditure/special works only - all other invoices via FM
  • Be aware of client funds at all times - including rent, service charge, insurance, direct recoveries etc
  • Approve demand lists provided by A/Cs
  • Approve interest charges provided by A/Cs
  • Manage write off of bad debts
  • Understand and manage tenant insolvency processes

Lease Management

  • At all times ensure an accurate and up to date ECS data base
  • Manage tenant applications and provide formal recommendations to the clients
  • Manage new lettings, rent reviews, lease renewal, break clauses, surrenders etc
  • Actively seek asset management initiatives to add value to the clients properties/portfolios
  • Report any such asset management initiatives to the HoM and sector head on a monthly basis as part of the WIP
  • Manage processes for new/sold properties
  • Deal with all enquiries/CPSE etc for new lettings sales etc
  • Management all internal departments and external consultants to meet clients' asset management plans
  • Additions
  • Where required by the client, to carry out rent reviews, lease renewals and other professional work on behalf of clients

Portfolio Estate Maintenance

  • Property Inspections - utilising FM and other support teams to ensure compliance with SLA requirements and LB processes
  • With FM team and client prepare agree and manage PPM schedules for managed portfolio
  • Health & Safety - take responsibility for and manage the FM team to ensure compliance with H&S legislation on the managed portfolios, reporting as necessary to the head of FM or HoM


  • With the FM team and brokers manage any insurance risk programs and recommendation. Report to HoM on a monthly basis any exceptions and/or terms imposed
  • Oversee/manage insurance claims with FM team and clients brokers
  • Ensure timely provision of data on renewal and recharge of insurance premiums

The Candidate

  • RICS qualified an advantage (not essential) but must be at least a graduate from a property related degree or equivalent qualification;
  • Effective and professional technical and communication skills;
  • A self starter who can hit the ground running
  • Ability to work in a team - a team player
  • Driven, confident, with excellent self management skills,
  • Strong presentation, negotiation and communication skills
  • Some background knowledge/experience of commercial property market
  • Ability to deal with the public, clients and colleagues in a professional and curteous manner
  • Strong sense of customer/client service.

  • Salary of £35,000 per annum (Minimum)
