About the Role
THE OPPORTUNITY
Our client is a leading property development company who own and operate some of the most innovative and forward-thinking real estate in the Northwest, and are further developing new, world-class facilities across Liverpool city centre and the wider Liverpool City Region.
A Commercial Property Manager is required to cover the day-to-day management of a high-quality portfolio of commercial properties.
CANDIDATE PROFILE
The successful Property Manager will be hard-working, self-motivated and able to work effectively with a wide range of colleagues, contractors, customers, and stakeholders.
The ideal candidate will have a track record of managing commercial properties and the experience in managing a team.
They will have exceptional standards and attention to detail, with a passion for improving their environment.
RESPONSIBILITIES
- Responsible for the overall building standards across the portfolio of properties, including all health and safety, compliance, and general repairs.
- Overseeing the delivery of property related projects within the capital plan, collaborating with the Head of Commercial, making sure that the works are triggered at the right time.
- Owning and managing service charge with the Finance Manager so the rates remain competitive whilst at the same time, providing best in class service for customers through budgeting and the reconciliation process.
- Overseeing the delivery of projects onsite, ensuring that the health and safety requirements are adhered to and that customers are not adversely affected.
- Ensure any customer queries or questions are answered promptly and in line with service level agreements.
- Work closely with our Suppliers to understand all externally contracted costs and how they fit within asset management plans Lead the onboarding and offboarding of any customers ensuring that any risk is minimised all times.
- Overseeing rent reviews, dilapidations, budget setting and analysis where required with the Head of Commercial.
- Overseeing the FM and Operations budget and implementation of identified projects in order to increase the value of the portfolio.
- Responsibility for ensuring the data and records for each building are accurate.
- Acting as the connection between departments included in decision making on property management plans including; Commercial, Finance and Marketing
- Preparing reports for the SMT on all property related matters.
- Carrying out regular property inspections to ensure compliance.
- Working closely with the Facilities Team Leader to manage and sometimes lead on Facilities Management projects on site.
- Oversee contractor management and performance. Leading and developing a small team of Facilities Team Members and Hosts
EXPERIENCE
- At least three years working in a property management capacity, ideally in the commercial sector. (Essential).
- Strong understanding of relevant legislation including The Health and Safety at Work Act (1974) and The Fire Safety Act (2021). (Essential).
- Experience in managing a team. (Essential).
- Relevant certification in either IOSH or NEBOSH. (Preferred).
REMUNERATION & BENEFITS
- Salary: £35,000 to c. £40,000+ per annum (D.O.E.)
- Full time (37.5 hours per week)
