About the Role

THE OPPORTUNITY

Our client Sciontec Developments Limited is the property company of the Knowledge Quarter Liverpool Innovation District. Established in 2020 it has a turnover of over £4m and net worth of over £15m.

Owned equally by Liverpool City Council, Liverpool John Moores University, the University of Liverpool and Bruntwood SciTech it’s the developer for the £60m HEMISPHERE labs building and it owns and operates Liverpool Science Park’s three buildings and CENTRAL TECH whilst managing workspace at The Spine.

A Commercial Property Manager is required to cover day-to-day management of Sciontec’s portfolio of properties, responsible for a team of four.

Candidate Profile

The successful Property Manager will be hard-working, self-motivated and able to work effectively with a wide range of colleagues, contractors, customers, and stakeholders. The ideal candidate will have a track record of managing commercial properties and the experience in managing a team. They will have exceptional standards and attention to detail, with a passion for innovation.

Responsibilities

  • Responsible for the overall building standards across Sciontec’s portfolio of properties, including all health and safety, compliance, and general repairs.
  • Overseeing the delivery of property related projects within the current estate, collaborating with the Head of Commercial, making sure that the works are triggered at the right time.
  • Owning and managing service charge with the Finance Manager so our rates remain competitive whilst at the same time providing best in class service for our customers through budgeting and reconciliation process.
  • Ensure any customer queries or questions regarding their workspace are answered promptly and in line with our service level agreements.
  • Work closely with our Suppliers to understand all externally contracted costs and how they fit with Sciontec’s asset management plans
  • Lead the onboarding and offboarding of any customers ensuring that any risk is minimised all times.
  • Overseeing the FM and Operations budget and implementation of identified projects in order to increase the value of the portfolio.
  • Responsibility for ensuring the data and records for each building are accurate.
  • Carrying out regular property inspections to ensure compliance.
  • Oversee contractor management and performance.
  • Leading and developing our team of Facilities Team Members and Hosts.
  • Be part of the ‘On Call’ rota, where for a week at a time, you will be the first point of call for any urgent queries outside of working hours.

Experience

  • At least two years working in a property management capacity, ideally in the commercial sector.
  • Strong understanding of relevant legislation including The Health and Safety at Work Act (1974) and The Fire Safety Act (2021).
  • Experience in managing a team.
  • Relevant certification in either IOSH or NEBOSH. (Preferred).

Remuneration & Benefits

  • Salary: c. £50,000+ per annum (D.O.E.)
  • Full time (37.5 hours per week)
