An opportunity has arisen for an experienced property professional to join a well-established organisation responsible for the stewardship and management of a substantial residential property portfolio across Coventry and Warwickshire.
This is a rewarding role for a Building Surveyor, Housing Surveyor or Property Surveyor who enjoys variety, autonomy and the opportunity to make a tangible difference through the management and improvement of homes. Working alongside an experienced Property Manager within a supportive team, you will oversee the maintenance, refurbishment and long-term improvement of approximately 160 residential properties.
With projects typically ranging from £1,000 to £50,000, you will manage schemes from initial inspection through to completion, ensuring works are delivered safely, efficiently, on time and within budget.
The Role
This is a hands-on surveying position with responsibility for the inspection, maintenance and refurbishment of a diverse residential portfolio. You will work closely with occupiers, contractors and professional consultants to ensure properties are maintained to a high standard whilst helping to deliver longer-term investment and sustainability objectives.
The role offers an excellent blend of technical surveying, project management and stakeholder engagement.
Key Responsibilities
- Undertake condition inspections and identify maintenance, repair and refurbishment requirements.
- Prepare schedules of work, specifications and project cost estimates.
- Procure and manage contractors through to successful project completion.
- Inspect works on site to ensure quality, value for money and compliance with specifications.
- Manage planned and reactive maintenance programmes across the portfolio.
- Coordinate statutory property inspections and implement recommendations.
- Support sustainability initiatives, including the delivery of energy efficiency and Net Zero improvement projects.
- Oversee tree inspections and associated works where required.
- Manage insurance-related repair projects alongside specialist consultants where necessary.
- Maintain accurate property records and contribute to the ongoing development of property management systems.
- Build positive relationships with occupiers, contractors and internal stakeholders, providing a responsive and professional service throughout.
About You
We are keen to hear from candidates with experience in residential property, housing or building surveying who enjoy managing projects and developing strong working relationships.
You are likely to have:
- Experience managing residential property repairs, maintenance and refurbishment projects.
- Knowledge of building construction, defects diagnosis and contract administration.
- Experience preparing specifications, schedules of work and managing contractors.
- A good understanding of health and safety legislation and property compliance.
- Strong organisational and communication skills with the ability to manage multiple projects simultaneously.
- A proactive, customer-focused approach and excellent stakeholder management skills.
- Membership of RICS, CIOB or a similar professional body would be advantageous but is not essential.
- A full UK driving licence.
